How 25 May Government land sales will affect you? How to avoid this?| EC & Private Property Buyers

Executive Condo Buyers & Private Property Buyers - take note.

25 May 2021 marks a significant date for the Singapore property markets both in the private sector as well as in the executive condo segment. Why?

Government sold 2 parcels of land at record breaking prices. One land sale was at Ang Mo Kio Ave 1 and the other was EC land sale at Tengah Garden Walk.

A little bit about myself. I started as a real estate salesperson in 2015. In the last few years, I began to realise that our Singapore property market is actually very unique. It behaves the same as in most places where land is scarce. But its price movement is also determined largely by how the government implements the various policies and cooling measures in terms of land sales, loan to value, stamp duties, masterplan changes, ownership control for locals and foreigners as well as its subsidised housing policies.
Because of all these are uniquely Singapore, buying and selling property becomes a “science” that involves research into past, present and future of Singapore property market. There is a technique and a system when it comes to investing in Singapore property.
